How to sell a house by FSBO without a real estate agent – Part 1

There are numerous ways for real estate investors regarding how to sell a home by owner. Before I reveal how to sell a home without a real estate agent, you may want to learn the basics first. As a real estate investor, I have never used a real estate agent to buy or sell a home that I previously lived in. To be honest, real estate agents just slow the process down and want too much money for doing it.

Seasoned real estate investors roll up their sleeves and complete the job themselves, and chances are, at least for me, you’ll get a quick house sale. Sure, there’s always that certain house that will take longer to sell than expected, and usually there’s that one individual house that I guess will take a long time to sell and sells in a day, but most of the time I sell. within days or a couple of weeks. I even offer an approach that sells a house in 9 days.

Did you know that approximately 80% of homes sold are sold to people who currently reside in the same neighborhood? So doesn’t it make sense to let everyone who lives near your neighborhood know that your property is available to buy? It might take a little work on your part, but if all goes to plan, that little bit of work can yield quick results.

Mostly FSBOs, even though the property owner is trying to sell, many of them don’t know the ways to sell a home by owner. I guess most of them sell as FSBO just because they are trying to save real estate agent commission. I don’t blame them, but many don’t know how to sell a house like real estate investors do.

What I do is this: I put up 1-4 hand painted signs in my front yard. Then I create brochures that tell everything a potential buyer really should know about the house and how I’m selling it. I stick the flywheel box to the front of the house, or to a stake near the front door. Always keep the box full of flyers, don’t let yourself run out of flyers like most real estate agent flyer boxes do, and at all times have people get out of their vehicles and walk to the front of the house to grab a user information. Because? Because, if the house is empty, I’d like to entice all potential buyers to look in the windows just so they can get a closer look. Be sure to leave the blinds or curtains wide open.

You may not believe it, but I visit a sign store and get blank white Coroplast signs, about the size of a basic realtor sign. I get different colored paint pens at a craft store. Next, I travel to the hardware store and buy a can of fluorescent pink paint. Lastly, I hand paint a banner in various colors and spray the edges with the pink fluorescent paint. It stands out like nothing you’ve ever seen! Also, it is very important that potential buyers believe that they are dealing with an inexperienced homeowner. I then put up the signs in my front yard and at all 4 corners of the 4 main intersections near my house. I dot the neighborhood with the signs so absolutely everyone who drives within a mile of my property understands that it’s actually for sale.

The fluorescent pink border on the white signs with all the multicolored words just draws the eye. Just challenge buyers to come take a look. ALWAYS put your phone number on the signs and have arrows directing people directly to the front door. Every buyer who has bought a house from me in the last 9 years has been found by my signs. A simple way on how to sell a house is by using hand painted signs. It works, at least for me! I also usually place an ad in the classifieds section of the local newspaper, but I have never sold a newspaper property.

Recognizing how to buy or sell a residence in this real estate market suggests doing it as a real estate investor. I would only buy a drive home for current market value.
