How I learned to sell my house fast!

I was trying to sell my house for over two long years before I figured out how to sell my house in 7 days or less. He had a house in another state that he no longer lived in. In addition to the house I was living in, I was paying exorbitant first and second mortgages, utilities, taxes, and vacancy insurance fees month after month while my house was empty and unsold. The house was bleeding my bank account to death, especially when the real estate and credit markets started going downhill.

Before I moved, I tried to sell my house “For Sale By Owner” (FSBO) myself with no luck. I had no idea how to market my home effectively to generate interest to buyers, how to get financing, how to fill out buying and selling paperwork and the like. After I couldn’t sell my house myself, I put the house up for sale with 4 different realtors for six months each. They told me that my house was beautiful, that they could sell it fast and get the best price. They promised me that they would promote my house in the newspaper, magazines, on MLS and do multiple open houses and more. Actually, they barely moved a finger. They listed my house on the MLS, put a sign in the yard, and forgot about my house. They didn’t do open houses as promised, they didn’t advertise in magazines, and they never showed the house. I lost two years of mortgage, tax and utility payments that I will never get back.

I was searching the internet one day looking for another real estate agent to list and sell my house when I came across a local business that claimed to buy houses in 7 days or less. You may have seen some of those local “We Buy Homes” people or businesses in your neighborhood. I called the home buyer and he told me that it was in fact a professional, local home buying company that buys homes in any area, condition, or price range, in 7 days or less, for investment purposes. He said they could pay me everything in cash, take care of my mortgage payments and close quickly if necessary. He said if my house qualified they could buy my house fast allowing me to sell my house in 7 days or less!

We made an appointment for him to come and inspect my house within the next 48 hours. He loved my house and said it was exactly the type of house he and several of his clients were looking for. He made me 2 different offers to buy my house on the spot. One was an all-cash offer to buy my house for below current market value. This offer would have given me about the same amount I would have made if I had listed and sold through a real estate agent. The second offer was to give me some cash now, take over my mortgage payments, and collect my mortgage and remaining equity later when I could resell my house to a new buyer. This offer would give me a higher selling price, some cash now, immediate debt relief on my mortgage payments, and the rest of my cash later. If I hadn’t been trying to sell my house for two years, I would have accepted the second offer. However, because I had been trying to sell my house for so long, I accepted the all-cash offer and got the same amount I probably would have made if I had sold it through a real estate agent. The home buyer handled all the paperwork and we closed later that week with a local real estate attorney. My house was bought and sold in 7 days or less! Man, I wish I had met these guys two years ago!
